Having the right contracts with the right language in them is absolutely critical when you’re wholesaling houses. Well, if you’re not a lawyer trained in real estate law, how are you supposed to know exactly what language is the best language to have in your agreements?
I’ve spent a lot of time pondering over that very questions and at the end of the day I ended up paying a top notch real estate lawyer BIG money to advise me on what’s best and help me develop a pack of solid wholesaling contracts. In today’s FREE training video, I’m going to share some of that knowledge with you, along with a few pointers I’ve picked up along the way.
3 Things Your Wholesaling Contracts Need To Be Doing For You
Of course, there are many different components that are essential. But in today’s training video, I’m going to be talking in terms of function and, as a wholesaler, how and what you’ll be doing with them. We’ll focus on three primary key points when it comes to wholesaling contracts to help you close deals the safe and legal way.
1. Use A Wholesaling Contract To Ensure Access
It’s pretty hard to sell a house if you can’t have access to it. That’s pretty obvious. You need to have access to the property. It boggles my mind how many wholesalers lock a house up and the seller says, “No, you can’t get in, not until after closing. Not until the day of closing”. Well, how the heck are you going to sell the thing, right!?!?
This is where the right wholesaling contract is going to come in handy! With the right language inside, you can GUARANTEE yourself access to the house.
2. Lock Down Deals With Wholesaling Contracts
This is a lesson I learned the hard way. I lost out on $18,000 and a Harley Davidson because of one simple mistake I made. I didn’t lock down a deal with an agent I thought I already had in the bag and guess what happened next? That’s right–THE AGENT SOLD THE PROPERTY OUT FROM UNDERNEATH ME!
The bottom line is, we’re all bound to come across some less than trustworthy people in this business. A solid wholesaling contract will stop put a stop to any unforeseen sketchiness before it hurts your bottom line.
3. Make Sure Your Wholesaling Contracts Are Bombproof
No one likes surprises. Especially when they can potentially cost you thousands of dollars in lost revenue. As I mentioned earlier, I worked with an excellent real estate attorney to develop a set of wholesaling contracts that I know will protect me, my business, AND help me close more deals.
