Have you ever found that a wholesaler had a REALLY good deal…that they sold to someone ELSE? Have you ever been passed over by a wholesaler who sold a deal that you wanted to someone else?
That’s a Crappy Feeling! Here’s my 4 Strategies for Getting to the TOP of Wholesalers’ Buyers Lists
This might sound overly-simple, but step #1 is to fight, beg, and follow-up like crazy to close your FIRST deal with a wholesaler. Face it…in today’s market, YOU need to prove yourself to the wholesaler! You need to prove that you WILL close, that you’ll close WHEN you promised, and that you can pay a decent price for the deal. Once you do your first deal and it goes smoothly, your foot is in the door, big-time!
Some Wholesalers = Swiss Cheese
To clarify…some wholesalers’ memories are like Swiss cheese! Don’t think for a second that just because you did ONE (or even several!) deals with a wholesaler that he/she will remember you when they get the next deal! The point is this…keep a running list of wholesalers that you contact every 1-2 weeks to see if they have any deals they’re looking to sell!

Don’t Be Slimy
One of the worst experiences a wholesaler can have is getting a deal stolen from them! This happens when the wholesaler’s buyer circumvents the wholesaler and deals directly with the seller. The point is this…at NO POINT in your dealings with the wholesaler do you ever offer or hint that you want to speak to the seller directly. Even if your motives are pure, this is a HUGE red flag to the wholesaler, and they’ll probably remove you from their buyers list faster than you can say “pick me!”
Don’t Be Lazy
I’ve met some people who simply wait for the wholesalers to send out an email blast with their deals, but I’m going to let you in on a little secret….you ready? ***The GOOD deals get sold with a couple of text messages and never make the email blast! That’s why it’s critical to be proactive in reaching out to the wholesalers on a VERY regular basis!
