There is a NEW Strategy to Wholesaling that Pays Your TWICE on Your Wholesale Deals
Wholesaling is great, obviously, and lease options are great too. There is a lot of opportunity in both strategies, and I’ve discovered a way to utilize both strategies on wholesale deals. Most wholesalers only get paid once on a wholesale deal, but I’m here to tell you that at least half of the time, you should be getting paid twice on your wholesale deals by using this cutting-edge strategy.
Here’s Exactly How to Get Paid TWICE on Your Wholesale deals:
How many of your c’ash buyers are landlords, i.e. not “flippers?” My guess is that a lot of them are “buy and hold” guys and gals. Typically these kinds of buyers and investors deal in areas where the ARV is less than $125,000, which means that usually you’re not making more than a few to several thousand dollars on a normal wholesale deal, right? Obviously there are exceptions to that rule, but by and large, that’s the rule.
The way to get paid twice on each wholesale deal that you sell to a “buy ‘n’ hold” investor is to have a lease option tenant/buyer lined up for them at closing. When you locate a lease option buyer for your new landlord, the tenant/buyer “down-payment” is given to you as your assignment fee for doing the deal. These down-payments are usually 5-10% of the purchase price!
