Realtor: “Hey Jim, I can go see the property at 2pm today, does that work for you?”
Me: “Nope, I’m booked the rest of the day. How does tomorrow morning sometime work?”
Realtor: “That should work, I’ll text you around 8 a.m. to set something up.”
(9a.m. next day) Me: “Never heard from you…what time works for you today to see the house?”
Realtor: “Sorry man…I’m good for late morning, but I just saw that the deal went pending, so we lost out on the deal.”

I got REALLY tired of trying to coordinate my busy schedule with the busy schedule of my Realtors and losing deals, so one day it dawned on me that there’s GOT to be a better way to go see houses and make offers!
Since my wife got her license, it made sense for her to represent us on the purchase of deals listed on the MLS, but with our growing family, having HER go look at the properties wasn’t an option.
I think Marina (my wife) had just drifted to sleep one night when all the sudden I blurted out, “What if we find the deals out of the MLS but have other licensed agents to look at the houses in exchange for an hourly wage and a small bonus on deals we buy? It’d be a great learning experience for them, and it’d enable us to earn the majority of the commissions on the purchase?”
Now, my mission was to find licensed real estate agents who were hungry, looking for experience, and looking to make some side money.
Well, after a couple emails and Craigslist ads…we had PLENTY of field agents! (by the way…anyone, including you, can post a craigslist ad for FREE!)
The Process Was pretty Simple
Step-1: Find and “hire” the field agents
Step-2: Dispatch the field agents on hot leads from the MLS…on a first-come, first-served basis
Step-3: Review the checklist and video that the field agents sends via Dropbox
Step-4: Use the Rehab Calculator to estimate repairs and offer price
Step-5: Submit the offer!
Finally…I recovered LOTS of “lost” time, but I wanted even more Freedom
Once we started utilizing our proprietary Field Agent System, I asked myself, “What if I had an assistant do all the communication and back-and-forth with the field agents?
Long story short…I gave my assistant a training system for:
- Finding field agents (basically a few different craigslist ads)
- Guide to working with field agents, so they work really hard for us
- Training manual for the field agents to follow for shooting videos, sending us the info, etc.
- And of course the rehab inspection checklist for the field agents to use.
The Transformation Was Amazing!
Finally…we had a fool-proof system in-place for getting an army of licensed agents taking videos of pre-screened leads for us!
